Have you taken Ortho Evra birth control patch

Recently the FDA disclosed that the excessive levels of estrogen delivered by the birth control patch Ortho Evra can cause serious injuries and even death to the women who use it. Johnson and Johnson is the parent company of the manufacturer of the Ortho Evra patch.

Especially worrisome is the finding that most of about a dozen users who died of clot-related complications in 2004 were young — in their late teens and early 20s.


The AP reported that patch users die and suffer blood clots at a three-times-higher rate than women taking the pill.
The kinds of injuries that can occur include:

Have you ever wondered what companies send you when they claim you can erase your bad credit overnight? How about those ads that say you can get any major credit card 100% Guaranteed regardless of your credit?

Ads abound almost everywhere (online and off) selling books, systems and secrets to help you fix your credit in a hurry. Many of these programs have claims which read like the covers of supermarket tabloids “In 3hrs my credit score jumped from 580 to 676!”… “Erase bad credit and smash your debts with just 2 Magic Letters!”. “Create a completely new credit file in 24hrs!” Are these types of claims ALWAYS too good to be true? The answer is “Yes and… no”.

While many people would love for you to believe that the only thing that can fix bad credit is time; in reality… nothing could be further from the truth. The fact is, time is only one factor which will fix a credit report (but it’s a far cry from being the only factor). How can I back this up? Easy. Under a consumer protection law known as the Fair Credit Reporting Act (a.k.a. the FCRA) the only negative information which can remain on your credit report is not what is accurate… but what can be proved as such. What’s this mean to you?

It means any negative item on your credit report can only remain there if it is accurate and CAN BE PROVED AS ACCURATE under the guidelines of the FCRA. This undisputable fact presents consumers with both good news and bad news. The good news is that through the FCRA your credit score can most likely be improved dramatically in a very short period of time with only a modest amount of effort on your part.

The bad news is that while the actual “work” will take very little of your time, it is vital that you have good information on “how” to go about it. This is the bad news; 9 out of 10 courses on restoring your credit will do nothing more than lead you into a snake pit. This is because they provide you with out-dated “Boiler Plate” dispute letters which are rarely effective. These are nothing more than form letters and… quite frankly (more bad news) the Credit Bureaus and Creditors will laugh at you if you try to use them.

While I agree with the Federal Trade Commission (FTC) that “Anything a Credit Repair Clinic can do for you legally, you can do for yourself at little or not cost”… the key element you need for success is the latest inside techniques and procedures to get the results you want. These involve strategies known as “Proof of Contract”, “Constructive Notice”, “Challenge of Procedure” or “Restrictive Endorsement” and many others.

All these terms may “sound” impressive but they are really quite simple. In the end, it is nothing more than a method of communication which exercises your consumer protection rights, gets the results you want and raises your credit score. Even more impressive, once you learn how simple it can be by doing it for yourself, you will find there is a fortune to be made doing it for others! I Will Do the Things Below to Become a Successful Loan Officer!



1. Have a game plan!

Review your pipeline and know what you need to do today. Do I need 4 apps, 2 appraisals or 2 more closed loans by the end of the week? Plan out your day, week and month! Do not wing it! Pilots do not wing it when they fly, doctors do not wing it when they have surgery, why should you wing it? You have to be prepared and know what you need to do when you walk in that door.



2. Know your Products and Guidelines!

How can you sell a mortgage if you don't even know our products? You should be able to know what your customers qualify for once you initially talk to them and pull their credit. Do not prescreen customers if you do not know your guidelines. That is the worst thing you could do! If you don't know, continue to take the app and pull credit. You can not afford to play the guessing game, because by that time, it is too late and you have just wasted a lot of people's time and money.



3. Raise Your Expectation Level and keep a larger pipeline than your peers!

Too many times Loan Officers fail due to not having a high enough expectation level. Why limit yourself? Great Leaders have great visions! If you don't visualize yourself closing 10 loans, then how are you going to achieve it? If you're aiming to close 5 loans and you close only 3 or 4, then you are SOL. Set your expectation level higher than everyone else!



4. Don't be afraid to deliver bad news!

Unfortunately, the difficult part of our job is to deliver the bad news to our customers. Be selective on the times that you make these calls. Make that unwanted call and be decisive about your decisions! The sooner you do it, the sooner you can move on to new business and better deals.



5. Be Decisive!

Another big mistake Loan Officers make! Make a decision and move on! Too many times Loan Officers keep holding on to files and aren't being decisive enough about the loan. This is the biggest mistake that you could possibly make because it creates a lot of unnecessary time when hanging on to these "problem files". You might sneak one in from time to time but, you could have spent all of that time finding several "fast funding" loans!



6. Deliver Great Customer Service!

Oh, how important this is to do? Return your phone calls immediately! Constantly call your customer during the Loan Process just to inform them that you have a handle on things. Create multiple sales proposals for every customer. Even if they are an 800 fico!! Be consistent in what you do on a daily basis and deliver the customer service needed to get future referrals!



7. Be Accountable!

Be 100% accountable for your own Successes and Failures! Challenges and Problems are yours to overcome! They are not an excuse to fail! Have some resiliency! Do not blame processors, managers or underwriters for your failures!



8. Start Early in the Month! Do not procrastinate!

Never submit files late and if you do, make sure you are already in position to commission at that point and what you are submitting at month end is gravy! When the rest of the office is going crazy at month end, great Loan Officers are the ones staying focused and selling loans to prepare for the next month. Learn to multitask! If you can't control the situation, then don't worry about it and move on to another task, like selling!



9. Attitude, Drive and Goals!

Come to work with the right attitude every single day! Have the drive and desire to succeed in this business and most importantly, make sure you have your goals in place otherwise; you do not know what you need to accomplish each day, week or month! Visualize the big picture! Do you want to manage one day or do you want to make $100,000 this year or both? Find out what your goal is and work backwards to figure out what you need to do to get there.



10. Ask for Referrals

Be careful what you ask for because you might just get it! It is proven that each customer you talk to can lead to potentially 52% more prospects. That is right, 52! All it takes is the ability to ask that question of "Do you know of anyone else that needs cash out on their property, a lower rate or to get out of their adjustable rate mortgage? Do not be afraid to ask, but it starts with delivering great customer service as well!

~These are rules that I live by...and being in the financial services industry since 1999 and have come in contact with lots of others in the field, I also found most or all of these traits in the successful ones as well!

Shifting the closing date. The borrower's mortgage closing date can shift if the borrower does not have a written commitment from the lender. Homebuyers can find themselves in a default situation if they quit paying their existing mortgage based on an oral promise that the new loan will be closing quickly.


Offer a "free" refinance. Sometimes mortgage brokers will promise "free" refinances of a mortgage in the event mortgage rates drop further from the borrower's present mortgage interest rate. Every real estate closing has costs. While a mortgage broker may agree not to charge a fee, other closing costs may still arise. If such an offer is made, the borrower should get the offer signed and dated in writing.


Total reliance on the loan broker. The lender and the loan broker play different roles in the mortgage transaction. They are usually different, unrelated business entities. The borrower should know the lender's identity and receive a copy of the "locked loan rate commitment" from the lender in writing.


"Pre-approved" and "pre-qualified." These are marketing terms, not legal ones. The only legally binding mortgage loan commitment must be in writing from the lender and must contain specific terms, such as the mortgage loan dollar amount, the mortgage interest rate and the date the mortgage loan commitment expires.


Offer for a "free" real estate appraisal. Mortgage brokers may offer a "free" real estate appraisal under the condition that the borrower closes on a mortgage loan through their company. Borrowers should be prepared to pay for the appraisal if they decide to take their loan business elsewhere.


Falsified income. An unscrupulous loan broker may encourage the borrowers to falsify their income on the mortgage application. This is fraud. A buyer should never present false information. If buyers can't document their sources of income, they may be trying to purchase a property that is beyond their means.


Equity Stripping. This practice occurs when unscrupulous loan brokers may convince the borrower to continually refinance. All of the closing costs can be included in the total amount borrowed, resulting in the loan broker receiving a new commission and additional fees for closing each new loan.


Over-appraised residential real estate. This occurs when an unscrupulous loan broker, real estate appraiser and/or real estate agent collude to get a property appraised at a value grossly above its market value.


Undisclosed pre-payment penalties, balloon payments and rate and terms switched at closing. Loan terms are required to be disclosed early in the process. However, terms do change throughout the process. It is up to the borrower to stay on top of term changes that the borrower does not find acceptable.


Post-closing squeeze for more fees. The HUD-1 Settlement Statement must list all fees paid at the closing table or paid outside of closing. Anyone who calls the borrower after closing and tries to collect additional undisclosed fees is acting illegally. The borrower should also contact the Secretary of State's office to report such attempts.

Who is Matt LaClear???

Ok getting back on track...days and weeks go by...me trying to keep up with the programs...Matt LaClear has added some upgrades to the program, I understand that...he has to make some money too...esp since this is his business and I don't fought that, I even felt guilty that I couldn't upgrade to the advanced or not program...why because I really wanted to do this myself so I could teach others this better way of marketing online...called web 2.0...it is a permission based marketing program and the funny thing about this that really made me know that this way was best...back in like 2001 I ran across a book called "the science of getting rich" written about 100 years ago and I thought that book was the greatest book ever written next to the Bible of course and then in 2006 I found out that this lady from the "down under" had basically re-written it and broke it down and created the secret!!! that could have been my idea!!! but it wasn't and had the same idea!!! has that ever happened to anyone else, you see an invention that you wanted to create years prior and you see it in walmart or in some type of infomercial? yes, yes I know you have!!!(at least I better not be the only one)...so I am thinking that Matt LaClear has created the next best thing next to sliced bread...so it is no way this time I am going to let the gravy train pass me by!!! not this time!!! Matt has these upgrade packages where he will create or help you design your my space page...you know your about me, your who you would like to meet, your interest, and all the other section...now granted you are providing the info...because he wants things to be you!!! so they are real people with real pages and yes they are...I would have been taken back if he was creating these pages w/o the person's input...again I see no problems...Matt LaClear is a tough person, it will be his way and his way only if you want to stay in the program, esp since he has this no whining policy...if you do whine about something you get a warning and the next one you are banned...ok fair enough....why whine when you are learning something good for you and you asked to learn!!! I could deal with that...instead I really enjoyed this forum and the people...I will tell you that this thing was growing fast and I mean fast...he teamed us up with other link minded people...so I am on my team and the team leaders were chosen, based on activity...and of course they were paying members( I don't know that for sure) but I could see why it would be that way...I am doing what my team leader is telling me to do as he got his direction from matt!!! anyway one night on the call, someone asked Matt about how he was making money giving something away for free and he jokingly said FREE...I made 8000(8K) off this free(again) program...


Let's fast forward to the last week...Matt gets rid of the teams, I really don't know why...people are going nuts, I am getting emails about..is this program legit? Why is Matt so mean? all types of things and I am backing him up...saying man if I was spending my time offering real life help to someone for free and they couldn't invest a little time and effort then I would probably get pissed too...Not only is it a basis member(free), a silver member($250) a gold member ($500) but now it is a platinum package(I don't know how much this one costs) but people are signing up for these programs like crazy...I am sure matt is making a lot more than 8K a week now...I am thinking, he has people signing up for affiliate programs that he gets a piece of( I got no problem with that either) he is doing this for FREE right! so then we get off the forum for a few days and he has this new thing to start posting on a my space forum...not a bad idea with 177 million people and lots of eyes...you know what happened next!!! at least I think what happened..he is either getting paid or extremely stressed with all the work he is doing on people's my space pages or websites among other things, I am just going about my way making friends on my space and at the forum...I feel like I am getting it...then all of a sudden I get this email from him...

-so I am reading this going what the hell is going on...seemed to me that the program was taking off as I was saving up for the upgrades as I am getting closer to figuring out my angle of what I actually wanted to market! So I post a new thread on the forum asking and begging him not to give up...and then we all get together my new friends and plead that there are a few out there that are doing the things that he wants us to do!!! and he agreed he would re-start the program under certain conditions and with new rules...and as far as I knew the problem was solved...but then today when I get home today with my CC in hand ready to make the big plunge I am no longer a member of the forum so I sign up again...thinking this has got to be a mistake and then nothing and know there is a message that you have to pay $250 to access the forum or it is all over!!! So much for the 3 months of this apprentice program...now here is the email I sent...mind you I am not a saint all the time and I am also pissed...so here goes if you don't like cuss words just insert another word in it place! I put my words in yellow!!!

Mortgage crisis calls American Dream into question

CINCINNATI (Reuters) - For years, political leaders touted rising homeownership rates as a sign the "American Dream" was being fulfilled but more than a million looming foreclosures have called the dream into question.

"We no longer have a problem with loan availability ... but a lot of our homeowners are one crisis away from losing their home," said Hope Wilson, a housing counselor at Working in Neighborhoods, a nonprofit trying to boost homeownership in inner-city Cincinnati.

There is no shortage these days of tragic stories of homeowners caught in America's subprime mortgage meltdown, as risky borrowing, reckless lending and a slump in the housing market drives millions into foreclosure.

But while statistics show poor and minority homeowners are bearing the brunt of the crisis, the belief that every American can or should own their own home remains so pervasive few politicians admit that it just might not be true.

"The more people who own their home, the better off America is," President George W. Bush said in a 2004 speech. "See, we want more people owning something because when somebody owns something, they have a vital stake in the future of the country."

After stagnating at about 65 percent for much of the 1960s, '70s and '80s, the U.S. homeownership rate has risen slowly in the past 15 years to nearly 69 percent -- a point of pride for Democrats and Republicans alike.

But with an estimated 1.5 million homeowners facing foreclosure this year, Congress is now looking at tighter lending standards to protect unwary Americans from taking on loans they cannot afford.

NOT READY

Despite the crisis, Massachusetts Democratic Rep. Barney Frank (news, bio, voting record), who heads the House Financial Services Committee that likely will set new lending rules, is one of the few politicians willing to admit that homeownership is not for everyone.

"Not everyone is ready ever. A lot are not economically ready now," Frank said in an interview with Reuters.

"This administration is acting as if the only important program to help people with housing issues is to get them into homeownership. I think that overemphasis has contributed to the subprime crisis. People were put into homeownership who just economically should not have been there."

It's a tricky thing to say. Key to the American Dream is the belief that everyone can make it to the top. Restricting lending is expected to disproportionately hurt blacks and Hispanics -- voters coveted by both Republicans and Democrats.

Across the United States, racial minorities are more likely to get a high-cost, subprime mortgage when buying a home than whites, according to a study released last month by fair housing agencies. In six major U.S. cities, black borrowers were 3.8 times more likely than whites to receive a higher-cost home loan, it said.

But it is not just poor and minority Americans who are losing their homes -- many debt-ridden consumers simply were unwise in their loan choices. The suggestion that more regulation is needed to protect Americans from willing but risky lenders is controversial.

"Should we really interfere in a contract between two mature adults over something that involves no deceit?" asked Ron Utt, a research fellow at the right-leaning Heritage Foundation think-tank in Washington.

IMMEDIATE GRATIFICATION

Utt believes tighter regulation by the Democrat-controlled Congress will cut off loans to the same minorities both parties want to help into higher homeownership.

"Subprime mortgages and 100 percent financing opened up homeownership to people who otherwise financially would not be eligible," Utt said.

Housing advocates do not want to see a return of the days when many low-income or minority Americans were shunned by lenders. But credit counselors facing a tidal wave of panicked homeowners say many should not have taken out -- or qualified for -- a home loan in the first place.

"Everyone wants immediate gratification. All they think is 'I want this house now,"' said Joann Brady, director of the nonprofit Home Ownership Center of Greater Cincinnati. "The lender was looking only at the bottom line. The client was not reading the documents. It's both of their fault."

In any case, John Taylor, president of the National Community Reinvestment Coalition, said politicians should not pretend that growth in minority homeownership is anything more than a fleeting increase.

"We shouldn't make believe we're helping people into homeownership by giving them a predatory product that creates a temporary homeownership," he said. "Two years down the road they are on the street and ... in a much worse position.

"Is it paternalistic? Call it what you want. I don't care, I'm not running for office. I just want to keep people in homes they can really afford."

Yes...we are still doing business, at least our company is, we positioned ourselves to stay in the market and not fold or close up shop as a lot or mortgage companies couldn't survive the problems that they caused, we also had to cut a little fat but we are going along just fine!
